Surveying

When buying a property it is important to instruct an RICS Chartered Building Surveyor to carry out a building survey and to produce a report on the property’s condition. The report will determine the cost of rectifying any defects and repairs and help your clients to realise the value of the property.

Oculus has experience and expertise in surveying all types of properties including dwellings, commercial, listed, non-traditional and buildings with technical or legal problems. We provide our clients with a comprehensive report which includes detailed information regarding;

We will also give additional recommendations and advice on such matters as building regulations and town planning.

Oculus has particular expertise in surveying historic or listed buildings. We also undertake specialist defective detail and statutory non-compliance surveys as well as advising on appropriate follow up procedures.

Defective Detail Surveys
Defects in buildings can be complex and often require a more intensive and sustained analysis. In these instances a building survey does not always provide a fully developed building pathology. Oculus are able to carry out and facilitate a comprehensive analysis and arrive at a diagnosis and prognosis. This may involve invasive and non-invasive techniques, laboratory analysis and monitoring. The results of the survey and investigation will form part of a report that will enable the owners of the building to plan remedial action through repair, appropriate maintenance and where required preventative conservation.

Statutory Non-compliance Surveys
It may become apparent that a property has been altered or extended without the benefit of statutory approval from the Local Authority. As building control Approved Inspectors Oculus has the specialist expertise to undertake a non-compliance survey and advise on the risk involved and regularisation procedures.
